Marketing / Rent-Up:

 

  • Marketing/Media Plan: Preparation of a marketing plan for the property. We will reach agreement on where to advertise the property and the number of times it will be advertised (media plan).
  • Rental Rate: Discussion and analysis of the market in order to set a fair market rental rate.
  • Occupancy: Show the property to prospective tenants when it is vacant and ensure it be promptly occupied.

*Tenant Selection:

 

  • Credit report: Verification of credit experience for each adult tenant household member.
  • References: Corroboration of personal references, especially those of previous landlords.
  • Payment capability: Analysis through verification of income and financial commitments (expenses).
  • Lease Agreement: Tenant Orientation and signing of Tenant Lease Agreement after discussing his/her/their responsibilities as stipulated in the Lease, condominium’s bylaws and we will inform the community’s Administration of the new tenant.

 

*Service also available for properties rented by their owners and where they just want us to conduct tenant verifications and analysis for them.

Comprehensive Management & Maintenance:

 

  • Rent collection.
  • Move-in and move-out property inspections.
  • Inspect the unit periodically to verify its condition.
  • Assume the responsibility of keeping the property’s keys under our control and of the entrance locks, including response in case of lock-out.
  • Respond and solve any maintenance issues that arise (at the tenants or owners expense, as determined).
  • Provide Tenants a 24-hour emergency hotline to report life or property threatening situations.
  • In case of a hurricane threat, and if the property is vacant, we will prepare the property in order to reduce or avoid damages.
